BMC’S PARKING RULES FOR HOUSING SOCIETIES

    While buying a flat, one should keep in mind that parking is either stilt parking, which is in the basement of the building, or open parking.
    Find out from the builder if he/she is selling the space or not. By law, a builder can only sell flats. Unless the builder has used FSI in creating stilt parking, which is usually FSI-free, he cannot legally sell the space 
    By law, a builder can only sell flats that have been constructed with FSI. Open spaces such as terraces or parking lots have to be conveyed to the cooperative society.


As per Section 36 (2) of the Development Control Rules, in Malabar Hill, Cumballa Hill, Fort, Colaba, Pali Hill (Bandra), Juhu Vile Parle Development Scheme, Sassoon Docks and Jagmohandas Marg (Nepean Sea Road), one parking space is to be allotted for every: 
Tenement with a carpet area up to 45 sq m 2/3 tenement with carpet area exceeding 45 sq m, but not exceeding 100 sq m 1/2 tenement with carpet area exceeding 100 sq m In addition to parking spaces for these three categories, at least 25% of the entire parking space should be reserved for visitors.


In the rest of the island city, the suburbs and the extended suburbs, one parking space is to be allotted for every: 
    
4 tenements with carpet area above 35 sq m 
    2 tenements with carpet area exceeding 45 sq m, but not exceeding 
70 sq m 
    1 tenement with carpet area exceeding 70 sq m 
    In addition to parking spaces for these three categories, at least 10% of the entire parking space should be reserved for visitors

    Creating multideck parking lots within societies or public parking spaces will take both time and money. It is not something that can happen overnight. Playgrounds can definitely not be sacrificed for this. This is a difficult problem that calls for efficient planning and systematic execution. The authorities must first offer solutions and then think of taking action

If the Navi Mumbai Municipal Corporation allots additional FSI or allows multilevel parking within societies, the parking problems of the city will be solved. Also, there is enough space below high-tension power lines to explore

    Dear Sir,
    I have a Small commercial shop size 90 sq feet in side the co operative society in vile parle west.
    I have given it on rent the society members depending on there moods stop the 2 wheeler and the Bicycle on they bring there goods for there shop .
    They don’t allow any 4 wheeler in side so they transport from 4 wheeler goods to 2 wheeler and bring in side,they shift their good in shop and go in max 10/15 min time but than also they harass my rented client.

    Sir can any one guide me the BMC rule regarding this issue please.

    why 10% reservation of parking space is not mentioned in byelaws for clarity?

    we have a flat in of the building off new link road.. we bought the parking from the builder and now dont have any proof of it.. and after approx 14 years society is asking for parking allotment letter.

    please help

    I bought my flat with a parking space 30yrs. ago.There is little space behind it which one/more society committee person is giving to gundas whom the society has complained to police about (as they have not paid arrears & have beaten watchman), to park behind me.we are only 3 ladies in the house.The car blocks me from taking my car out, promptly & as a girl v have to put up with the watchmans acting smart with us always. V bought a parking with our flat, some did’nt.my work suffers everday there is stress. What are the womens & senior citizen rights to help in this.parking behind our car is not an official parking space but some members seeing only ladies r taking advantage & harassing badly.

    We bought our flat with a parking space, there was extra space behind it where v were never allowed to park our 2nd car(which got banged by a truck guy(who got away scotfree) on the road in the midnight parking.society is giving a gunda (who has beaten watchman & not paid arrears)to unofficially park behind us.My car gets blocked & i need to take favours from rude watchmen for removing it.i get delayed in urgent work & bear huge losses.we are only 3 ladies in tge flat.thats y these men are taking advantage. Wat are the rules to protect only senior citizen widow women.
    The society who has 3/4 cars each & particularly the joint secretary is harassing us.
